Real Estate Taxes
Real Estate Taxes
Real estate taxes are billed and collected by the elected Tax Collector, Julie Mullin. The tax collector's authority to collect taxes is based on Pennsylvania Tax Code. The tax collector is authorized to collect the current year's county, school, and township real estate taxes.
By state tax code, the tax collector's authority to collect most taxes in the current year expires December 31. They are not able to accept payments made or postmarked after December 31 and have no choice but to return any payment received after their authority expires.
If you have an unpaid tax liability from a prior year, you must make payment to the office authorized to collect delinquent taxes. Delinquent real estate taxes are handled by Montgomery County and delinquent per capita taxes are handled by Berkheimer.
Cash is accepted during posted collection hours.
Checks or Money Orders
Checks or money orders payable to "Julie Mullin, Tax Collector" can be mailed to:
1286 Black Rock Road
Phoenixville, PA 19460
Payments can also be made at the window during collection hours or left in the drop slot. Personal checks cannot be accepted from December 15th to December 31st. Money orders, cashier checks, and certified checks are always accepted.
Credit Cards & E-Checks
For the convenience of taxpayers wishing to use credit cards or e-checks, the tax collector has made arrangements with Municipay for tax payments. American Express, Discover, MasterCard, and Visa are accepted. Municipay charges a convenience fee for credit cards and a flat $1.50 fee for e-checks. This will show up as a separate charge on your bill.
Discounts & Penalties
Taxpayers are eligible for a 2% discount if the tax is paid within 60 days of the bill issue date. After 120 days, a 10% penalty is applied.
The exact deadlines are printed on your bill. The tax collector does not have the authority to extend these dates. In-person payments are considered paid on the date received at the office. Payments by mail are considered paid as of the date postmarked by the United States Postal Service. Payments by credit card are considered paid as of the date of the transaction.
